Should Crawl Space Vents Be Open or Closed in Summer? A Beaufort County Answer

Opening foundation vents in a Lowcountry summer generally makes crawl space moisture worse, not better. When outdoor air at a low-70s dew point enters a crawl space where the subfloor and ductwork are considerably cooler, that moisture condenses on the wood and metal. But simply closing the vents is not the answer either: sealing openings without covering the soil and managing the trapped air is not code-compliant, and in a FEMA flood zone closing openings can create a separate compliance problem. The real answer is to stop treating vents as a seasonal switch.

The assumption behind foundation vents — and why it fails here

Vented crawl spaces were required for decades on the logic that circulating outside air dries the space. That logic holds where outside air is drier than crawl space air for most of the year. In Beaufort County it is inverted for a large part of the year. The county has a humid subtropical climate, and while it receives 45 to 55 inches of rainfall annually, rainfall is the secondary threat. The primary one is atmospheric: air near saturation moving continuously through foundation vents into a space that is naturally cooler than the outdoors.
